| Ahtanum Ridge Business Park is unique in the history of Yakima Valley commercial land
developments. At 160 Acres, it is the largest fully developed industrial business park designed
from the infrastructure up to accommodate the most demanding business and industrial services needs;
whether it is high voltage electrical power, high pressure water and fire protection systems, or the most
advanced wide-band telecommunications fiber optic network. The Park's freight and transportation options
include rail service from Burlington Northern Santa Fe and Union Pacific Railroads together with wide road

| Natural Wildlife Habitat areas adjacent to the waterway will be protected by a greenway buffer
zone that will include a pedestrian pathway with rest benches and picnic table areas overlooking the creek.
The northwest corner of the project will feature a grass, landscaped "park" area that will provide a multi-use
